Property Exposure

To get your property leased, we do place a For Rent sign in the yard, but we also do much more.  We advertise your property for rent on some of the biggest, high traffic real estate sites on the internet.  This means that not only will local renters know your property is available to rent, but people across the country (who may soon be moving to the Ocala area), will be able to find your home on the world wide web.


Tenant Screening / Lease Preparation

All potential tenants are pre qualified before any showings.  Next, we screen each applicant thoroughly with the following:

  • credit report
  • landlord reference
  • employment verifications
  • eviction checks
  • criminal background checks. 

In addition, our procedures remain in compliance with all Fair Housing laws.

All leases are prepared by an attorney.


Property Inspections and Maintainence

In order to keep renewal rates high, and protect the quality and value of your investment, the property will be maintained and repaired as needed.  We understand the importance of corrective maintainence and keeping the property in good physical condition. 

Your property will be inspected and you will be notified of any issues requiring attention.  We will handle ordering all preventative and corrective maintainence.  In the event of a larger, extensive or expensive repair, we will handle gathering estimates and they will be presented to you.

For your further protection, here is a list of requirements that our vendors must meet and provide proof of before completing any work on your property:

  • Required City, County  and State licenses
  • Liability Insurance Policy in adequate amounts
  • Workers Compensation Insurance


Financial Operations and Accounting Procedures

The following will be provided to you:

  • Monthly statement showing all income and any expenses for your property for that month
  • A yearly 1099 with a Year To Date income and expense statement
